You've attained a lifelong goal buying a house. This is both an exciting and apprehensive time. After all, buying your house represents the largest one-time purchase you will ever make and is one of life's biggest investments of money, time and memories.

The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. A professional inspection performed by Applied Property Inspections will significantly reduce your risk and help make the entire home buying process easier and less stressful. Unfortunately, while Kansas has adopted a licenser law and we are licensed, there are no state or federal laws governing home inspectors in the Missouri areas. So, Missouri doesn't have home inspection regulations? How can you be sure that your inspector is qualified, experienced, and trustworthy? As full members of the American Society of Home Inspectors (ASHI), you can be assured that not only are we qualified, but we also adhere to the association’s standards of practice and code of ethics. To become a Member of ASHI, inspectors must pass two comprehensive written exams and have performed at least 250 professional fee-paid home inspections. After a report review to verify compliance with ASHI Standards, he or she may then be granted Membership.

There are many home inspectors that will boast: "Meet and Exceed the A.S.H.I. standards" and may even have copies of the standards for their clients, but are not actual certified inspectors of A.S.H.I. and try to fool you with everything A.S.H.I. but the actual logo and their Cert#.

Many other home inspector associations welcome any and all to be "members", with very little mimimum requirement beyond payment of "dues".

We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them.

You'll get a comprehensive onsite computer generated report with color photos that is easy to understand. Everything identified during the inspection will be included in the report.
