Pre-Listing Home Inspections
A pre-listing home inspection will ensure that you know of any problems that might come up in your buyer's home inspection. Buyers appreciate full disclosure, and we've seen more houses close because of trust and transparency gained through a pre-listing inspection.
It's wise to have a pre-listing inspection before placing your home on the market. You'll have no surprises when it comes to negotiating an offer, and you'll know about any issues your home has before you sell it. That way you can either address the problems yourself, or sell it as-is and adjust the price accordingly. The alternative leaves you open to costly surprises and delays, and even potential deal-breakers once you’ve entered negotiations with the buyer.

Preparing For Your Home's Inspection
You're almost there. You have a buyer. They've scheduled an inspection. Now all you have to do is make it through the home inspection. Here's what we request from each home seller for our home inspections:
Home Maintenance
Prior to your home inspection, please go ahead and repair any minor issues that you know of. Things like leaky faucets and missing door handles and trim can all be fixed before our arrival.
Housekeeping Before your Home Inspection
You don't have to spot-clean your home, but we do ask that clear the clutter and move your vehicles from the front of your home. Consider it a jump-start on packing. This way if we need to take photos, they are clear and provide your buyer with a very good picture of their future home.
Accessibility To Your Home
Please have all areas of your home open for us to access. This includes every room, the basement, attic and crawl space. If you have any trees, bushes or shrubs that would make inspecting your home's exterior difficult, please trim them before we arrive.
